Professionally staged homes tend to sell faster and at a higher price than non-staged or vacant homes. Buyers often cannot picture a potential home as being theirs, especially if it is vacant. Having a successful space plan with optimal furniture placement, complementary paint colors, and an uncluttered space often helps buyers see the full potential of spaces. Owner-Occupied Consultation
This consultation is for a room-by-room walk-through of the home with the homeowner and realtor. During this visit we make recommendations for showing the property in its best light in order to sell quickly, for the highest price, and make it stand apart from other competing homes on the market. Recommendations include suggestions on rearrangement of existing furniture and decor, paint colors, decluttering and organization, fixture updates, and any other advice to give the home the "wow" factor. The consultation includes a written staging report at no additional cost, which serves as a checklist for the homeowner based on our recommendations.
Full Vacant Staging
We develop an optimal layout and bring in furnishings to highlight the home’s existing features and to appeal to a broad range of buyers. We hand select furniture, accessories, art, lighting, area rugs, bedding, and more from our own inventory that will best suit the home's style, which is then professionally placed by our team. Each home is unique and requires a custom quote, so please contact us for an estimate. Once the staging is complete, the home is ready for photography and showings!
Occupied Staging
With our occupied staging services, we use the homeowner's larger existing pieces of furniture and bring in accessories, art, lighting, area rugs, bedding, and more from our own inventory to freshen up the space and give it an updated look that appeals to buyers. We rearrange the existing furniture as needed to show the home in its best light and maximize space. This is a great option for tighter budgets, while still creating a welcoming and fresh impression. We will perform a site visit prior to the install to view and measure the rooms, see what existing furniture and accessories are available, and note what pieces from our inventory will work best in the spaces.
Photo Styling
For our photo styling session, we come a few hours before the photographer arrives to style and prep the spaces. This typically involves us bringing accessories from our inventory along that are placed for photos and then removed after the photo session. An owner occupied staging consultation is required before booking this service so that we can make any necessary recommendations for prepping the home, have the suggested checklist completed by the sellers before photo day, and provide us the opportunity to view each space to select the appropriate accessories from our inventory. This option is great for those on a limited budget, but who still want to make a good first impression through the listing photographs.
Stager for a Day
This is a more hands-on approach to staging. Kate will prepare the home for listing by using and rearranging the seller's existing items without bringing in any additional inventory. This option can also be used for assistance in carrying out recommendations from an owner occupied consultation, such as decluttering, organizing, rearranging furniture, packing up items, sourcing updated fixtures, and other activities to get the property ready for market. We offer Half Day (3 hours) or Full Day (6 hours) options, but can also work hourly if these options do not fit your needs.
